Since 2019, the median home price in St. George has soared to over $415,000, putting homeownership out of reach for many. A typical down payment exceeds $80,000, requiring an annual income of over $80,000—far beyond the reach of many working families in our community. This stark affordability gap is a pressing issue for our community.

The mission of our housing committee is to provide housing opportunities to help sustain a vibrant year-round community in St. George. Our initiatives are aimed at helping to expand the availability of workforce affordable housing that can serve our community, while also making our local businesses more sustainable, and our town, school, and community more resilient in the face of economic and other changes.

Overview

This project proposes transferring a portion of a 78-acre town-owned parcel of land in St. George to the St. George Community Development Corporation to create affordable single-family homes. Designed to support working families and enhance community sustainability, the initiative addresses local housing needs while providing long-term affordable living options through home ownership.

Vote “Yes” on May 13 to support this project.

What is being proposed?
Transferring 5 acres of a 78-acre town-owned parcel on Kinney Woods Road to the St. George Community Development Corporation to build seven affordable single-family homes, pending Planning Board approval.
Why does St. George need affordable homes?
In St. George, the high cost of homes and a shortage of year-round housing make it tough for local workers and businesses. This project aims to provide affordable options to help support our community’s economic stability and growth.
What are "Workforce Affordable" homes?
These homes are designed for working families earning a moderate income, ensuring they are affordable and provide an opportunity for homeownership. They are ideal for those who may otherwise struggle to buy a home in our community due to high market prices or the large down payments typically required.
How do these homes remain affordable?
The St. George CDC will own the land, controlling construction costs and future sale prices. This model ensures long-term affordability and prevents homes from being quickly flipped for a large profit.
Is a “Workforce Affordable” home the same as a Section 8 home?
Unlike Section 8 homes, which are typically rented, these homes are owned by the residents. This structure provides families with stability and the opportunity to build equity.
Who qualifies for these homes?
Priority will be given to current residents or workers in St. George, families contributing to local schools or employment sectors, and first-time homebuyers.
Why is the St. George CDC doing this?
The CDC has a strong history of community involvement, from providing food assistance, dental clinics and hosting community events to enhancing local internet access. The CDC is well-equipped to help deliver new homes in St. George.
When is the vote?
Residents will have the opportunity to vote on this proposal on May 13, 2024.
Where is the Kinney Woods property located and what's the current status?
The property is located on Tax Map 238, Lot 0228, and was purchased by the town in 2002. Since acquisition, it has remained undeveloped, with most areas classified as wetlands. 
Will the homes be built on wetlands?

No, the homes will not be built on wetlands. The 5 acres designated for housing are buildable land, selected specifically to ensure environmental compliance and sustainability.

What are the tax implications of the proposed housing development?

Since acquiring the land, the town has not generated any tax revenue from it. This project presents an opportunity to put the land to productive use and potentially increase tax revenues. For example, a home valued at $180,000 has a taxable rate of approximate $1998. Seven new homes will increase tax revenue by approximately $13,986 / year.

40 Long Cove (underway)

  • In partnership with Midcoast Habitat for Humanity, the St. George CDC assisted in acquiring a property at 40 Long Cove. The existing condemned structure was razed, and a new, single-family home was planned.
  • As of this time, a family has been selected for the home, and they are participating in Habitat’s homeownership program, ready to take over the mortgage when the home is completed in fall of 2023.
